One visit captures the full accessible interior and the exterior, a dedicated contents pass, and timestamped chain-of-custody metadata, hosted so it can be handed to somebody rather than emailed as a zip. It is measurable to ~2cm at close range, which means a room can be dimensioned from the file afterward instead of re-measured on a second trip; across a long exterior run the tolerance loosens to ~3cm at 20m and ~5cm at 40m.

Two limits, up front, because this lane is the one where overstatement does real damage. It is documentation-grade, not survey evidence — we make no claim about admissibility and we are not a survey or inspection service. And we will not tell you how any particular carrier will treat it, because we do not control that and nobody who does would put it in writing. What we will say is the plain version: it is a file your adjuster and your contractor can both open, on the same day, without a site visit each.

For restoration firms specifically, the pre-mitigation capture is the interesting one. Scan before demolition, scan again after, and the difference between the two is documented rather than described.

This is the lane where overstatement causes real harm, so the concessions here are blunt.

“Will our carrier accept it?”

We do not know, and we will not imply we do. Carrier and adjuster practice varies and we control none of it. What we can state: the file is dated, measurable, hosted, and openable by anyone you send the link to — which is a better starting point than a folder of undated photographs.

“Is this survey evidence?”

No. It is documentation-grade, and the tolerance depends on range: ~2cm at close range, ~3cm at 20m, ~5cm at 40m. Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. Survey instruments measure in millimetres, survey work is a licensed activity in Michigan, and we do no boundary or property-line work at any price. If you need survey evidence, you need a licensed Professional Surveyor.

“Is it an inspection?”

No. It records what is visible on the day it was captured. It makes no judgement about causation, about what is behind a wall, or about the condition of any system. A drone pass, when we offer one, is a roof overview and visual documentation — never a certified roof inspection.

“Does it integrate with our claims platform?”

We name no integrations, because we have verified none. You get a hosted link and exportable files. If your workflow needs a specific format or handoff, ask before you book and we will tell you plainly whether we can meet it.

“How fast, and can you get out before mitigation?”

Documentation is checked more carefully than a marketing tour, so an Insurance Scan is 3–5 days. Scheduling the visit is the part that moves fast — tell us the access window in the intake. If you want a pre- and post-demolition pair, the second capture carries a 25% re-scan credit.

“How long is the record kept?”

Hosting is included for the first year on Insurance Scans and up, then $49 a year. Every scan's raw capture is retained, and if hosting lapses the file is archived rather than deleted.

The instrument returns 200,000 points a second inside a 40–70m scan radius, with 8K panoramic colour. Excellent for tours, design reference and documentation — and still not survey-grade, because survey instruments measure in millimeters. These are tolerances inside one capture, never georeferenced positions.

No boundary or property-line work, ever.

Michigan law requires a licensed Professional Surveyor for that — we'll happily refer you to one.

Every accessible room — not unfinished attics, crawl spaces or roof planes.

Finished, walkable space is in scope: closets, the basement, the garage and a finished attic. Unfinished attics, crawl spaces and anything that needs a ladder are out, and we do not walk a roof. Tell us a room to skip and we skip it — you decide what ends up in the file.

One scan pose sees 360° around but only a 59° vertical slice.

So genuinely tall spaces — two-storey stairwells, vaulted and cathedral ceilings, high warehouse racking — need extra passes from extra positions. We plan for that. If a ceiling is out of reach we tell you before we invoice, not after you open the file.

Floor plans are a manual-trace add-on (+$85).

Traced by hand from the scan, so it is dimensionally approximate and we publish no tolerance for it — a hand trace stacks its own error on the instrument's. A reference drawing, not an architectural or survey document.

Can you document contents as well as the structure?
Yes — a dedicated contents pass is part of the Insurance Scan. It captures what is in the rooms as they stood on the capture date. It is a visual and dimensional record, not a valuation or an inventory appraisal.
Can we scan before and after mitigation?
That is the strongest version of this. Capture pre-demolition, capture again afterward, and the change is documented rather than argued from memory. The second capture carries a 25% re-scan credit.
Do you work with restoration firms on repeat volume?
That is the conversation we most want to have, and it starts with a person rather than a form — send us the job types and the coverage area you need. We will tell you what we can commit to as a founder-operated service, and what we cannot yet.

How fast do I get my files?
Tours come back in 24–48 hours. A Room Scan is 24 hours and a Grounds Scan is 48. Documentation and renovation work takes longer because it is checked more carefully: an Insurance Scan is 3–5 days, a Renovation Scan is 5–7 days, plus about two weeks if you add a third-party CAD pass. Commercial jobs get an owner-reviewed quote within 24 hours.
What happens to my file after the job is done?
It's yours. Hosting runs $49 a year — free for the first year on Insurance Scans and up — and it covers perpetual hosted access, insurance-ready export on demand, and re-scan pricing locked at 40% off. Every scan's raw capture is retained, and if hosting lapses the file is archived, never deleted.
What exactly is the $50 deposit?
It holds your slot on the schedule and is credited in full to your final bill. It is not a fee and it is not an extra charge.
