If you are selling, the same visit produces the listing tour — buyers walk the house before they ask for a showing — and the file is still yours after the closing. If you are not selling, it is simply on record. Whether you sell this spring or stay ten more years, your house is measured, dated, and yours to pull up whenever you need it: for the contractor quoting the kitchen, for the adjuster asking what the basement looked like, for the family who will one day have to deal with the place.
You stay in control of what gets captured. We send a prep checklist before the visit — lights on, blinds open, pets secured — and if there are rooms you would rather we skipped, tell us and we skip them. Unfinished attics and crawl spaces we leave alone unless we have talked about it first. Nothing is drilled, mounted or moved. A walker comes through with a handheld scanner. A home under 2,500 sqft is usually about an hour on site. Bigger properties take longer — figure another 15–20 minutes for every additional 1,000 sqft, plus a battery change on site. We tell you which band you are in when we quote, not when we arrive.

Insurance and renovation, mostly. A dated, measurable record of the house and its contents is worth far more before something happens than after. An Insurance Scan is $299–399, back in 3–5 days, and the first year of hosting is included.
“I don't want strangers photographing my things.”
Reasonable. You choose what is captured: tell us which rooms to skip, put away anything you would rather not have in frame, and we work to your checklist. The file is yours — nothing is published, shared or used as marketing without you asking for it.
“I'm not good with technology.”
You get a link. It opens in a browser on a phone, a tablet or a computer, and you can send that link to anyone — a contractor, an adjuster, your daughter. There is nothing to install and no account to manage.
“Do I have to clean the whole house first?”
Not to our standard — the scan records what is there. Tidy what you want visible. If the house is being staged for a sale, book us after the stager rather than before, so the tour matches the listing.
“Will this tell me what my house is worth?”
No. It is not an appraisal, not an inspection and not a condition report. It records geometry and appearance, measured to ~2cm at close range — a little looser across a long exterior span. It makes no judgement about the roof, the furnace, or anything behind a wall.
“What happens to the file if I stop paying?”
Hosting is $49 a year and if it lapses your file is archived, not deleted. Every scan's raw capture is retained. Re-scan pricing stays locked at 40% off.

What a scan is — and isn't.
We'd rather lose a booking than mis-sell one.
Accuracy is a range, not a number: ~2cm at close range, ~3cm at 20m, ~5cm at 40m.
Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. The instrument returns 200,000 points a second inside a 40–70m scan radius, with 8K panoramic colour. Excellent for tours, design reference and documentation — and still not survey-grade, because survey instruments measure in millimeters. These are tolerances inside one capture, never georeferenced positions.
No boundary or property-line work, ever.
Michigan law requires a licensed Professional Surveyor for that — we'll happily refer you to one.
Every accessible room — not unfinished attics, crawl spaces or roof planes.
Finished, walkable space is in scope: closets, the basement, the garage and a finished attic. Unfinished attics, crawl spaces and anything that needs a ladder are out, and we do not walk a roof. Tell us a room to skip and we skip it — you decide what ends up in the file.
One scan pose sees 360° around but only a 59° vertical slice.
So genuinely tall spaces — two-storey stairwells, vaulted and cathedral ceilings, high warehouse racking — need extra passes from extra positions. We plan for that. If a ceiling is out of reach we tell you before we invoice, not after you open the file.
Floor plans are a manual-trace add-on (+$85).
Traced by hand from the scan, so it is dimensionally approximate and we publish no tolerance for it — a hand trace stacks its own error on the instrument's. A reference drawing, not an architectural or survey document.
Renovation Scans are measured reference scans, not certified as-builts or construction documents.

- Can my family get the file later?
- Yes — it is your file and you can share the link with whoever you want. The raw capture is retained too, so if somebody needs the underlying data rather than the viewer, ask us.
- Do you scan the garage, the shed and the yard?
- The garage and interior spaces come with the home scan. The yard, the site and the outside of outbuildings are the Grounds Scan — $149–199 standalone · +$99 bundled with a home tour, and cheaper bundled with a home tour than booked on its own.
- How much does a 3D home scan cost in Michigan?
- Flat, per-project pricing — no subscription. A Room Scan is $99–129. A Listing Scan is $229 for homes up to 2,500 sqft, plus $60 per additional 1,000 sqft. A Grounds Scan is $149–199 on its own, or +$99 bundled with a home tour. An Insurance Scan is $299–399 and a Renovation Scan is $349–499. Anything over 15,000 sqft is quoted by a human, never auto-priced. A $50 deposit holds your slot and comes off the total in full.
- What happens to my file after the job is done?
