/ Macomb County

3D property scanning in Shelby Township.

Shelby Township is where Macomb County still has room. Subdivisions from the nineties onward through the middle of it, larger parcels toward the north end near Stony Creek, older pockets around Utica, and the Packard Proving Grounds site as a reminder of what the land used to be. Lot sizes vary more here than almost anywhere else we work.

The deposit holds your slot and is credited in full to your total.

Outbuildings and pole barns: tell us how many structures and whether they are powered and clear. Exterior work is weather-dependent and a scrub always reschedules free.

Shelby Township · Macomb County

Where Macomb County still has room.

That makes the grounds capture matter more than it does in a platted suburb. When the property is an acre or better with a pole barn, a detached shop or a second garage, the outside of the property is part of what you are documenting or selling — and it is far cheaper bundled with a home scan than booked on its own.

The houses themselves are newer and larger, so square footage drives the residential quote, and the finished basement counts.

Describe the job — our AI matches you to the right scan before you pay a dime.

Describe the job. The AI routes you.

  1. 1

  2. 2

The AI asks a couple of questions — square footage, purpose, timeline — picks your tier, and quotes it on the spot. Anyone planning construction drawings from a scan gets routed to the right tier with the limits read out loud — we'd rather lose a booking than mis-sell one.

  3. 3

Lock your slot — $50 deposit

Mixed-up job? Unusual property? A human calls you back within 24 hours — the AI never guesses.

Straight answers

What a scan is — and isn't.

We'd rather lose a booking than mis-sell one.

Accuracy is a range, not a number: ~2cm at close range, ~3cm at 20m, ~5cm at 40m.

Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. The instrument returns 200,000 points a second inside a 40–70m scan radius, with 8K panoramic colour. Excellent for tours, design reference and documentation — and still not survey-grade, because survey instruments measure in millimeters. These are tolerances inside one capture, never georeferenced positions.

No boundary or property-line work, ever.

Michigan law requires a licensed Professional Surveyor for that — we'll happily refer you to one.

Every accessible room — not unfinished attics, crawl spaces or roof planes.

Finished, walkable space is in scope: closets, the basement, the garage and a finished attic. Unfinished attics, crawl spaces and anything that needs a ladder are out, and we do not walk a roof. Tell us a room to skip and we skip it — you decide what ends up in the file.

One scan pose sees 360° around but only a 59° vertical slice.

So genuinely tall spaces — two-storey stairwells, vaulted and cathedral ceilings, high warehouse racking — need extra passes from extra positions. We plan for that. If a ceiling is out of reach we tell you before we invoice, not after you open the file.

Floor plans are a manual-trace add-on (+$85).

Traced by hand from the scan, so it is dimensionally approximate and we publish no tolerance for it — a hand trace stacks its own error on the instrument's. A reference drawing, not an architectural or survey document.

Renovation Scans are measured reference scans, not certified as-builts or construction documents.

BIM-capable capture is on our roadmap — join the waitlist and you'll be first to know.

A drone pass is a roof overview, not a certified inspection.

Weather and airspace rules apply, and it stays an interest list until our Part 107 certification is verified.

No sell-faster promises.

We won't claim a 3D tour sells your listing faster or for more — nobody can honestly claim that. What we deliver: buyers tour every room before booking a showing, and your file keeps working after the sale.

Questions we get

Everything people ask before they book.

Can you scan our pole barn and the acreage as well as the house?
Yes. The Grounds Scan covers the outside of the property — landscape, structures, site — at $149–199 standalone · +$99 bundled with a home tour, and it is cheaper bundled with a home tour than standalone. A single large shop interior can be a Room Scan at $99–129, or the commercial rate if it is big.
Will you tell us where our acreage ends?
No. That is boundary work, it requires a licensed Professional Surveyor under Michigan law, and we do not do it at any price. We are happy to refer you to a surveyor. A scan measures what is there to ~2cm at close range, loosening to ~3cm at 20m and ~5cm at 40m across the kind of distances an acreage lot involves — and it is a tolerance inside a capture, not a georeferenced position. It is not survey-grade and it is not evidence of a property line.
How much does a 3D home scan cost in Michigan?
Flat, per-project pricing — no subscription. A Room Scan is $99–129. A Listing Scan is $229 for homes up to 2,500 sqft, plus $60 per additional 1,000 sqft. A Grounds Scan is $149–199 on its own, or +$99 bundled with a home tour. An Insurance Scan is $299–399 and a Renovation Scan is $349–499. Anything over 15,000 sqft is quoted by a human, never auto-priced. A $50 deposit holds your slot and comes off the total in full.
Is a 3D scan survey-grade?
No — and the honest version of the number is a range rather than a single figure: ~2cm at close range, ~3cm at 20m, ~5cm at 40m. Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. That is excellent for tours, design reference and documentation, and it is still not survey-grade, because true survey instruments measure in millimeters and because what we deliver is a tolerance inside one capture, not a georeferenced position. We also do no boundary or property-line work of any kind: Michigan law requires a licensed Professional Surveyor for that, and we'll refer you to one.
How fast do I get my files?
Tours come back in 24–48 hours. A Room Scan is 24 hours and a Grounds Scan is 48. Documentation and renovation work takes longer because it is checked more carefully: an Insurance Scan is 3–5 days, a Renovation Scan is 5–7 days, plus about two weeks if you add a third-party CAD pass. Commercial jobs get an owner-reviewed quote within 24 hours.
What exactly is the $50 deposit?
It holds your slot on the schedule and is credited in full to your final bill. It is not a fee and it is not an extra charge. You get one free reschedule with 24 hours' notice, and if weather scrubs the day we rebook you free with your deposit intact. No-shows and same-day cancellations forfeit the deposit.
