/ Wayne + Oakland Counties
3D property scanning in Northville.
Northville is unusual twice over. The city itself straddles the Wayne and Oakland county line, and its housing runs from genuine Victorian-era homes in the historic district around the downtown — Queen Anne and Italianate detail, Mill Race Village nearby — out to late-century subdivisions in the township. Two eras, two entirely different scanning jobs.
The deposit holds your slot and is credited in full to your total.
Capture is non-contact. Nothing is mounted, drilled or adhered to your house — the scanner is handheld and we walk with it.

Northville · Wayne County + Oakland County
Victorian downtown, subdivisions beyond it.
On the historic side, the argument for a scan is preservation-adjacent rather than commercial. These houses have detail that no drawing on file describes: turned porch posts, bay windows, back stairs, room proportions nobody would build today. Capture is entirely non-contact — we walk through with a handheld scanner, touch nothing, drill nothing, move nothing you have not asked us to move.
On the township side it is the ordinary case: larger, newer homes where square footage drives the quote and a tour saves buyers guessing at the layout.

Straight answers
What a scan is — and isn't.
We'd rather lose a booking than mis-sell one.
Accuracy is a range, not a number: ~2cm at close range, ~3cm at 20m, ~5cm at 40m.
Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. The instrument returns 200,000 points a second inside a 40–70m scan radius, with 8K panoramic colour. Excellent for tours, design reference and documentation — and still not survey-grade, because survey instruments measure in millimeters. These are tolerances inside one capture, never georeferenced positions.
No boundary or property-line work, ever.
Michigan law requires a licensed Professional Surveyor for that — we'll happily refer you to one.
Every accessible room — not unfinished attics, crawl spaces or roof planes.
Finished, walkable space is in scope: closets, the basement, the garage and a finished attic. Unfinished attics, crawl spaces and anything that needs a ladder are out, and we do not walk a roof. Tell us a room to skip and we skip it — you decide what ends up in the file.
One scan pose sees 360° around but only a 59° vertical slice.
So genuinely tall spaces — two-storey stairwells, vaulted and cathedral ceilings, high warehouse racking — need extra passes from extra positions. We plan for that. If a ceiling is out of reach we tell you before we invoice, not after you open the file.
Floor plans are a manual-trace add-on (+$85).
Traced by hand from the scan, so it is dimensionally approximate and we publish no tolerance for it — a hand trace stacks its own error on the instrument's. A reference drawing, not an architectural or survey document.
Renovation Scans are measured reference scans, not certified as-builts or construction documents.
BIM-capable capture is on our roadmap — join the waitlist and you'll be first to know.
A drone pass is a roof overview, not a certified inspection.
Weather and airspace rules apply, and it stays an interest list until our Part 107 certification is verified.
No sell-faster promises.
We won't claim a 3D tour sells your listing faster or for more — nobody can honestly claim that. What we deliver: buyers tour every room before booking a showing, and your file keeps working after the sale.
Questions we get
Everything people ask before they book.
- Do you cover both the City of Northville and Northville Township?
- Yes — both, and the parts of the city that fall in Oakland County as well as the parts in Wayne. We are a mobile service across Oakland, Macomb and Wayne counties; there is no walk-in office to visit.
- Will scanning our historic home damage anything?
- No. The scanner is handheld and the capture is non-contact — nothing is mounted to a wall, nothing is drilled, and nothing is moved unless you ask us to. We send a prep checklist beforehand so you decide what is visible and what stays put.
- How much does a 3D home scan cost in Michigan?
- Flat, per-project pricing — no subscription. A Room Scan is $99–129. A Listing Scan is $229 for homes up to 2,500 sqft, plus $60 per additional 1,000 sqft. A Grounds Scan is $149–199 on its own, or +$99 bundled with a home tour. An Insurance Scan is $299–399 and a Renovation Scan is $349–499. Anything over 15,000 sqft is quoted by a human, never auto-priced. A $50 deposit holds your slot and comes off the total in full.
- Is a 3D scan survey-grade?
- No — and the honest version of the number is a range rather than a single figure: ~2cm at close range, ~3cm at 20m, ~5cm at 40m. Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. That is excellent for tours, design reference and documentation, and it is still not survey-grade, because true survey instruments measure in millimeters and because what we deliver is a tolerance inside one capture, not a georeferenced position. We also do no boundary or property-line work of any kind: Michigan law requires a licensed Professional Surveyor for that, and we'll refer you to one.
- How fast do I get my files?
- Tours come back in 24–48 hours. A Room Scan is 24 hours and a Grounds Scan is 48. Documentation and renovation work takes longer because it is checked more carefully: an Insurance Scan is 3–5 days, a Renovation Scan is 5–7 days, plus about two weeks if you add a third-party CAD pass. Commercial jobs get an owner-reviewed quote within 24 hours.
- What exactly is the $50 deposit?
- It holds your slot on the schedule and is credited in full to your final bill. It is not a fee and it is not an extra charge. You get one free reschedule with 24 hours' notice, and if weather scrubs the day we rebook you free with your deposit intact. No-shows and same-day cancellations forfeit the deposit.
