What a scan is — and isn't.

We'd rather lose a booking than mis-sell one.

Accuracy is a range, not a number: ~2cm at close range, ~3cm at 20m, ~5cm at 40m.

Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. The instrument returns 200,000 points a second inside a 40–70m scan radius, with 8K panoramic colour. Excellent for tours, design reference and documentation — and still not survey-grade, because survey instruments measure in millimeters. These are tolerances inside one capture, never georeferenced positions.

No boundary or property-line work, ever.

Michigan law requires a licensed Professional Surveyor for that — we'll happily refer you to one.

Every accessible room — not unfinished attics, crawl spaces or roof planes.

Finished, walkable space is in scope: closets, the basement, the garage and a finished attic. Unfinished attics, crawl spaces and anything that needs a ladder are out, and we do not walk a roof. Tell us a room to skip and we skip it — you decide what ends up in the file.

One scan pose sees 360° around but only a 59° vertical slice.

So genuinely tall spaces — two-storey stairwells, vaulted and cathedral ceilings, high warehouse racking — need extra passes from extra positions. We plan for that. If a ceiling is out of reach we tell you before we invoice, not after you open the file.

Floor plans are a manual-trace add-on (+$85).

Traced by hand from the scan, so it is dimensionally approximate and we publish no tolerance for it — a hand trace stacks its own error on the instrument's. A reference drawing, not an architectural or survey document.

Renovation Scans are measured reference scans, not certified as-builts or construction documents.

No — and the honest version of the number is a range rather than a single figure: ~2cm at close range, ~3cm at 20m, ~5cm at 40m. How fast do I get my files?
Tours come back in 24–48 hours. A Room Scan is 24 hours and a Grounds Scan is 48. Documentation and renovation work takes longer because it is checked more carefully: an Insurance Scan is 3–5 days, a Renovation Scan is 5–7 days, plus about two weeks if you add a third-party CAD pass. Commercial jobs get an owner-reviewed quote within 24 hours.
What exactly is the $50 deposit?
It holds your slot on the schedule and is credited in full to your final bill. It is not a fee and it is not an extra charge. You get one free reschedule with 24 hours' notice, and if weather scrubs the day we rebook you free with your deposit intact. No-shows and same-day cancellations forfeit the deposit.
