For listing agents

We won't tell you a 3D tour sells the house faster — nobody can promise that honestly. Here's what it does: buyers walk every room before they ask for a showing, and your seller keeps the file after closing. No subscription, no gear. From $229, back in 24–48 hours.

Bring something to the listing appointment no other agent offers: your sellers keep the scan after closing — for their records, their next remodel, their insurance file. Scanned midweek, live for the weekend open house.

For contractors & designers

Hand your designer the existing conditions instead of a tape measure: a point cloud (PLY/OBJ) measured to ~2cm at close range, one visit, no repeat measurement trips. A measured reference scan — not a certified as-built or survey.

For insurance & restoration

A timestamped capture with a contents pass and chain-of-custody metadata — the before-pictures your insurance company already tells you to keep, done professionally. Documentation-grade, not survey evidence.

A file your adjuster and your contractor can both open.

Your property file

Captured once. Useful for years.

  1. TODAYList it: the tour, the flythrough, the stills.
  2. NEXT YEARRenovate: hand your contractor the point cloud instead of a tape measure.
  3. ALWAYSOn record: a timestamped capture your insurance conversation starts from.

Same scan, three uses: sell the house with it now, hand it to a contractor later, or hand it to your insurance company if something happens. Your file stays hosted for $49 a year — first year free on Insurance Scans and up: perpetual hosted access, insurance-ready export on demand, and re-scan pricing locked at 40% off. Every scan's raw capture is retained, and lapsed files are archived, never deleted.

Sample flythrough

This is the flythrough. The house isn't real.

A Listing Scan's flythrough video is rendered from the capture we take at your property. This one is rendered from the synthetic house the hero draws behind this page — no photograph, no client capture, nothing here belongs to anybody's home. The move is the deliverable; the house is a stand-in until an owner is happy for us to publish theirs.

The label is burned into the video, not laid over it — if this file turns up anywhere else, it still says what it is.

What lands in your inbox

Six services. Six file lists.

One scanner, one visit. What separates the tiers is which files come back, how carefully they are checked, and how long they stay hosted. Everything below is a link or a PLY and OBJ file — no proprietary format, and nothing that needs our software to open.

01 · T0

Room Scan

24h

In the file

  • Hosted viewer link for the room — the same tour software, one space.
  • Gaussian splat (PLY) — the file the viewer draws from. Yours on request.

Not in it

No whole-home tour and no stills package — this is one room, and it is the cheap way to see whether you like the result.

02 · T1

Listing Scan

24–48h

In the file

  • Hosted panoramic tour — one link, opens in a browser on any device. Paste the URL into the MLS or Zillow virtual-tour field.
  • Flythrough video (MP4), rendered from your capture — the same move as the sample on this page, run on your property instead of a synthetic one.
  • 8–12 stills, pulled from the 8K panoramic colour pass.
  • +$85 floor plan, on request — traced by hand, dimensionally approximate, no tolerance published for it.

Not in it

The raw point cloud is not part of a Listing Scan. If your buyer is a contractor who wants to measure from it, that is the Renovation Scan.

03 · T2

Grounds Scan

48h

In the file

  • The exterior capture — landscape, outbuildings, site. Bundled with a home scan it rides in the same hosted tour; on its own we agree the format with you at quote time, because a grounds scan by itself is not a walkthrough.

Not in it

No interior, and no boundary or property-line work — ever, on any tier. Exterior spans also sit at the loose end of the ladder: ~3cm at 20m and ~5cm at 40m.

04 · T3

Insurance Scan

3–5 days

In the file

  • Hosted panoramic tour — one link, opens in a browser on any device. Paste the URL into the MLS or Zillow virtual-tour field.
  • Contents pass — a room-by-room record of what is in the property, captured in the same walk.
  • Timestamped chain-of-custody metadata, delivered with the files. Documentation-grade, not survey evidence.
  • Hosting — first year included, $49 a year after that. If hosting lapses the file is archived, never deleted.

Not in it

Not an insurance valuation and not survey evidence. It is a dated record of what was there, which you and your adjuster can both open.

05 · T4

Renovation Scan

5–7 days (+~2wk if CAD)

In the file

  • Colour point cloud (PLY) — the measurable file, ~2cm at close range. Not survey-grade and never a boundary.
  • Coloured mesh (OBJ) — imports straight into Blender or Unreal.
  • Hosted panoramic tour — one link, opens in a browser on any device. Paste the URL into the MLS or Zillow virtual-tour field.
  • Third-party CAD, on request at cost +15% — adds about two weeks.

Not in it

Not construction documents and not a certified as-built — a measured reference scan your designer works from directly.

06 · T5

Commercial Scan

Owner-reviewed quote within 24h — never auto-priced

In the file

  • Hosted panoramic tour — one link, opens in a browser on any device. Paste the URL into the MLS or Zillow virtual-tour field.
  • Colour point cloud (PLY) — the measurable file, ~2cm at close range. Not survey-grade and never a boundary.
  • Coloured mesh (OBJ) — imports straight into Blender or Unreal.

Not in it

Nothing over 15,000 sqft is auto-priced, so nothing here is committed until a human has read the job. Long spans loosen the tolerance too: ~3cm at 20m and ~5cm at 40m.

Whatever the tier: the raw capture is retained, the files are yours to keep, and accuracy is a range rather than a number — ~2cm at close range, ~3cm at 20m, ~5cm at 40m. Turnarounds are counted from the scan, not from the booking.

Describe the job. The AI routes you.

  1. 1

    Tell us what you've got

“Selling my ranch in Livonia.” “Gutting the kitchen.” “Need the warehouse mapped.” Type it or say it — takes about a minute, any hour.

  2. 2

    Get matched + quoted

The AI asks a couple of questions — square footage, purpose, timeline — picks your tier, and quotes it on the spot. Anyone planning construction drawings from a scan gets routed to the right tier with the limits read out loud — we'd rather lose a booking than mis-sell one.

  3. 3

Lock your slot — $50 deposit

Non-refundable, credited 100% to your job. One free reschedule with 24h notice; weather scrubs always reschedule free.

  4. 4

We scan. You keep the file.

A local walker captures on-site with handheld LiDAR. Tours land in 24–48 hours, and your property file is yours from day one.

Mixed-up job? Unusual property? A human calls you back within 24 hours — the AI never guesses.

Straight answers

What a scan is — and isn't.

We'd rather lose a booking than mis-sell one.

Accuracy is a range, not a number: ~2cm at close range, ~3cm at 20m, ~5cm at 40m.

Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. The instrument returns 200,000 points a second inside a 40–70m scan radius, with 8K panoramic colour. Excellent for tours, design reference and documentation — and still not survey-grade, because survey instruments measure in millimeters. These are tolerances inside one capture, never georeferenced positions.

No boundary or property-line work, ever.

Michigan law requires a licensed Professional Surveyor for that — we'll happily refer you to one.

Every accessible room — not unfinished attics, crawl spaces or roof planes.

Finished, walkable space is in scope: closets, the basement, the garage and a finished attic. Unfinished attics, crawl spaces and anything that needs a ladder are out, and we do not walk a roof. Tell us a room to skip and we skip it — you decide what ends up in the file.

One scan pose sees 360° around but only a 59° vertical slice.

So genuinely tall spaces — two-storey stairwells, vaulted and cathedral ceilings, high warehouse racking — need extra passes from extra positions. We plan for that. If a ceiling is out of reach we tell you before we invoice, not after you open the file.

Floor plans are a manual-trace add-on (+$85).

Traced by hand from the scan, so it is dimensionally approximate and we publish no tolerance for it — a hand trace stacks its own error on the instrument's. A reference drawing, not an architectural or survey document.

Renovation Scans are measured reference scans, not certified as-builts or construction documents.

BIM-capable capture is on our roadmap — join the waitlist and you'll be first to know.

A drone pass is a roof overview, not a certified inspection.

Weather and airspace rules apply, and it stays an interest list until our Part 107 certification is verified.

No sell-faster promises.

We won't claim a 3D tour sells your listing faster or for more — nobody can honestly claim that. What we deliver: buyers tour every room before booking a showing, and your file keeps working after the sale.

How a scan day works

A new, founder-operated service — and honest about it.

Property Scan is a new, founder-operated service. Every scan is personally QA'd before delivery. No call centers, no franchises — yet.

  1. 01

    Prep

We send a checklist: lights on, blinds open, pets secured.

  2. 02

    Walk

A trained walker moves through every accessible room once. About an hour for a home under 2,500 sqft, longer above that.

  3. 03

    Process

Capture is processed and QA'd; a watermarked preview goes out first.

  4. 04

    Deliver

Full-resolution deliverables unlock on payment of the balance.

Questions we get

Everything people ask before they book.

How much does a 3D home scan cost in Michigan?
Flat, per-project pricing — no subscription. A Room Scan is $99–129. A Listing Scan is $229 for homes up to 2,500 sqft, plus $60 per additional 1,000 sqft. A Grounds Scan is $149–199 on its own, or +$99 bundled with a home tour. An Insurance Scan is $299–399 and a Renovation Scan is $349–499. Anything over 15,000 sqft is quoted by a human, never auto-priced. A $50 deposit holds your slot and comes off the total in full.
Is a 3D scan survey-grade?
No — and the honest version of the number is a range rather than a single figure: ~2cm at close range, ~3cm at 20m, ~5cm at 40m. Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. That is excellent for tours, design reference and documentation, and it is still not survey-grade, because true survey instruments measure in millimeters and because what we deliver is a tolerance inside one capture, not a georeferenced position. We also do no boundary or property-line work of any kind: Michigan law requires a licensed Professional Surveyor for that, and we'll refer you to one.
What's the difference between a scan and a floor plan?
A scan is a measurable 3D capture of the space as it actually stands — a hosted tour you can walk and a point cloud your designer can measure from. A floor plan is a 2D drawing. We offer one as a +$85 manual-trace add-on: traced by hand from the scan, dimensionally approximate, with no tolerance published for it, and disclaimed as a reference drawing rather than an architectural or survey document.
Do you fly drones?
Not yet. Aerial stills, orbit video, and a roof overview sit on an interest list until our Part 107 certification is verified — no aerial price is bookable and no money is taken. When it goes live, an aerial pass is a roof overview and visual documentation, never a certified roof inspection, and weather and airspace rules still apply.
How fast do I get my files?
Tours come back in 24–48 hours. A Room Scan is 24 hours and a Grounds Scan is 48. Documentation and renovation work takes longer because it is checked more carefully: an Insurance Scan is 3–5 days, a Renovation Scan is 5–7 days, plus about two weeks if you add a third-party CAD pass. Commercial jobs get an owner-reviewed quote within 24 hours.
Does a 3D tour sell my house faster or for more money?
We won't claim that, and we'd be careful with anyone who does — the research doesn't support it. What a tour actually does is let buyers walk every room before they ask for a showing. And after closing, the file is still yours: for the remodel, for the insurance conversation, for your own records.
What exactly is the $50 deposit?
It holds your slot on the schedule and is credited in full to your final bill. It is not a fee and it is not an extra charge. You get one free reschedule with 24 hours' notice, and if weather scrubs the day we rebook you free with your deposit intact. No-shows and same-day cancellations forfeit the deposit.
What happens to my file after the job is done?
It's yours. Hosting runs $49 a year — free for the first year on Insurance Scans and up — and it covers perpetual hosted access, insurance-ready export on demand, and re-scan pricing locked at 40% off. Every scan's raw capture is retained, and if hosting lapses the file is archived, never deleted.
Can I use one scan for the listing, the remodel, and my insurance?
Yes — that's the point. Same scan, three uses: sell the house with it now, hand it to a contractor later, or hand it to your insurance company if something happens. It is the same capture doing three jobs instead of three separate site visits.
Where in Michigan do you work?
All of Southeast Michigan — Oakland, Macomb, and Wayne counties, from Royal Oak and Troy to Sterling Heights, Livonia, Detroit and the Grosse Pointes. We're a mobile service and we come to you; there is no walk-in office to visit.

Ready when you are.

Reserve your visit with a $50 deposit — it holds your walker's time and comes straight off your final bill. One free reschedule with 24 hours' notice. Weather scrub? We rebook you free, deposit intact.

$50 holds your slot. Every dollar comes off your final bill.

Deposits are non-refundable · Credited 100% to your scan · No-show or same-day cancellation forfeits the deposit · Weather rescheduling is always free.
