A photographic walkthrough, not a measurement. The sketch is drawn from the tour and is approximate — do not order materials, price construction or state square footage from it. The tour is published on a third-party platform, so we do not control how long a published tour stays live; the original photos we send you are your own copy.

Measured Floor Plan
A measured schematic floor plan of the home, produced on a separate platform from a second capture during the same visit.
A different artifact from the sketch above, and the distinction matters at invoice time: the sketch is drawn from the tour and is approximate, this one is measured. It is not a survey, not an architectural drawing and not a legal statement of area. We turn the platform on only when a plan has been ordered and paid for, so the price is settled with you in writing first.

One visit, one flat price, three files. The tour is hosted free on Zillow 3D Home and the link is unbranded, which is the whole reason it is useful to an agent. What we will not pretend: that platform is not ours, so we do not promise how long a published tour stays live — which is exactly why the original photographs are handed over separately, as a copy that does not depend on anybody's hosting.

Not in it
No measurements, no dimensioned drawing and no 3D model file. A 360° camera makes photographs, so there is no tolerance to publish and nothing here should be used to price construction or state an area. If you need a measured plan, that is a separate product, quoted in writing — from $175, quoted in writing.
No boundary or property-line work is included, or available, at any price — that is a licensed Professional Surveyor's job in Michigan and we will refer you to one.

Pick a slot
Online, when booking opens in January 2027. You tell us the address and the square footage; the square footage is the only thing that moves the price.

Sign the consent
The owner or seller signs it online. If anyone other than the owner lives there, the tenant signs their own — no signature, no shoot, and a full automatic refund. We do not photograph the inside of somebody's home without their name on it.

Pay for it
Paid in full at booking. One flat price for the property, settled before the visit, so there is no invoice afterwards and nothing is held back from you at the end.

We shoot the house
One walk-through with an Insta360 X5 360° camera on a monopod, through every accessible room. Tell us a room to skip and we skip it — you decide what ends up in the tour.

You get the link
The tour link, the floor plan sketch, and a download of the original photographs. The link is unbranded, so you or your agent can paste it anywhere a virtual tour goes.
Unusual property, or a question the form does not cover? Email us and a person reads it — there is no call centre and no chatbot standing in for one.
Straight answers
What a tour is — and isn't.
We'd rather lose a booking than mis-sell one.
A 360° tour is a photograph, not a measurement.
We carry a camera, not a laser instrument, so there is no tolerance for us to publish and we publish none. The floor plan sketch is drawn from the tour: it is useful for showing how a house is laid out and it is not reliable for ordering materials, pricing construction or stating square footage. If you need dimensions you can act on, you need a measured plan, and that is a separate product we quote in writing.
No boundary or property-line work, ever.
Michigan law requires a licensed Professional Surveyor for that. We do not do it at any price, and we will happily refer you to someone who does.
Every accessible room — not unfinished attics, crawl spaces or roof planes.
Finished, walkable space is in scope: closets, the basement, the garage and a finished attic. Unfinished attics, crawl spaces and anything that needs a ladder are out, and we do not walk a roof. Tell us a room to skip and we skip it — you decide what ends up in the tour.
Not an inspection of anything.
A tour is a record of what a room looked like on the day. It is not a roof, structural, mould, electrical or code opinion, and nobody should treat it as one. We are not licensed to give any of those and we will not imply otherwise.
The tour is published on a platform we do not own.
Hosting it there is what makes it free and unbranded, and that is a real advantage — but it also means the terms are not ours to promise. We do not tell you how long a published tour stays live, and we hand over the original photographs separately so you are not holding a listing that lives only on somebody else's account.
No sell-faster promises.
We won't claim a 3D tour sells your listing faster or for more money — the largest study of it found no price effect across tens of thousands of sales, and we would be careful with any vendor who quotes you a percentage. What we will stand behind: buyers walk every room before they ask for a showing.

How a shoot day works
A new, founder-operated service — and honest about it.
Property Scan is a new, founder-operated service and has not done a paid job yet. There are no testimonials on this page because there is nobody to quote, and there will be none invented. Every tour is personally checked before it goes out.

Prep
We send a checklist ahead of the visit: lights on, blinds open, pets secured. A ready house captures faster and looks like itself.
- 02
Shoot
One pass through every accessible room with a 360° camera on a monopod. We capture the house as it stands on the day — we do not move furniture and we do not stage.
- 03
Publish
The tour is stitched and published on Zillow 3D Home, and the floor plan sketch is generated from it. Both are checked by a person before anything is sent.

Hand over
You get the unbranded tour link, the sketch, and a download of the original photographs. Nothing is held back pending a further payment — it was paid in full at booking.

- How much does a 3D home tour cost in Michigan?
- Flat, per-project pricing with no subscription. $179 for a home up to 2,500 sq ft, +$40 per additional 1,000 sq ft above that. It is $159 when the listing agent books and pays directly, and $99 for the first 3–5 paid jobs while we build a sample set we are allowed to show. Paid in full at booking. The square footage is the only thing that changes the number.
- Can I measure from the tour or the floor plan sketch?
- No, and this is the answer we would rather give you now than at invoice time. We carry a 360° camera, not a laser instrument: the tour is a set of photographs and the sketch is drawn from them, so neither carries a tolerance and we publish none. Use it to show how the house is laid out. Do not use it to order materials, price construction or state square footage. If you need dimensions you can act on, ask us about a measured floor plan instead.
- What's the difference between the floor plan sketch and a Measured Floor Plan?
- The sketch comes with the tour at no extra cost and is drawn from it — approximate, and labelled that way. Measured Floor Plan is a different product: measured, produced on a separate platform from a second capture during the same visit, from $175 and quoted to you in writing. It is not bookable online, and it is still not a survey or an architectural drawing. Two artifacts, two names, on purpose.
- Does a 3D tour sell my house faster or for more money?
- We won't claim that, and we'd be careful with anyone who does — the largest study of it, covering tens of thousands of sales, found no price effect. What a tour actually does is let buyers walk every room before they ask for a showing, which changes who turns up rather than what the house fetches.
- Can I put the tour in the MLS?
- That is what it is for. The hosted link carries no branding of ours, so it drops into the MLS or the Zillow virtual-tour field the way any other virtual-tour URL does. The part we will not overstate: we have not yet verified how every MLS's own embedded viewer renders that link inside its frame, particularly on a phone. If yours will not take it, we will tell you.
- What do I actually get, and what is not included?
- Three things: the hosted 3D tour link, the interactive floor plan sketch, and a download of the original full-resolution 360° photographs. Not included, at any price: measurements, a dimensioned drawing, a 3D model file, an inspection of any kind, aerial photography, and boundary or property-line work.
- When can I book?
- January 2027. The calendar is not open yet, nothing on this site takes a payment, and we are not holding slots. Email us and we will tell you the day it goes live.
- What camera do you use?
- An Insta360 X5 360° camera, handheld on a monopod, and the tour is published through Zillow 3D Home. No laser instrument, no aerial work, and no drone — we photograph from inside the house and from the public street, and that is the whole kit.
- Where in Michigan do you work?
- All of Southeast Michigan — Oakland, Macomb and Wayne counties, from Royal Oak and Troy to Sterling Heights, Livonia, Detroit and the Grosse Pointes. We're a mobile service and we come to you; there is no walk-in office to visit.
