You get a hosted tour link that goes in the MLS or Zillow virtual-tour field, a flythrough video and 8–12 stills, back in 24–48 hours — so a Wednesday scan is live for the weekend open house. No subscription, no camera to buy, no software to learn, no gear in your trunk.

The part that is actually differentiated is the listing appointment. Every competing agent in the room is offering photography and a tour. You can offer the seller something none of them can: the scan is theirs after closing. For their records, their next remodel, the insurance file they hope they never open. What you're actually going to ask.

Every one of these has a concession in it. That is deliberate — we would rather lose the booking than mis-sell it.

“Does it sell faster or for more?”

No, and we will not say otherwise — nor will we put a percentage in front of you. The research does not support it, and we would be careful with anyone who claims it does. What we will stand behind: buyers tour every room before they ask for a showing, and your seller keeps the file.

“I can get a capture or a floor plan for free.”

Free capture tools exist, and if free is the requirement you should use them — we are not going to pretend otherwise. Two differences worth the money: a walker shows up and does it, so it is not your afternoon; and the file survives the closing rather than living inside a platform. A floor plan from us is a disclaimed manual-trace add-on, not our product.

“Who pays — me or the seller?”

Whoever books it. Pricing is flat per project, so you can quote it inside your listing presentation without a subscription or a per-door rate: the Listing Scan is $229 base ≤2,500 sqft · +$60 per additional 1,000 sqft. The $50 deposit holds the slot and comes off the total in full.

“Do I have to be there?”

No. Somebody has to let us in — you, the seller, or a lockbox code you send in the intake. About an hour for a home under 2,500 sqft, longer above that. Bigger properties take longer — figure another 15–20 minutes for every additional 1,000 sqft, plus a battery change on site. We tell you which band you are in when we quote, not when we arrive. We do not move furniture or stage; we capture the house as it stands on the day.

“What if it's occupied and cluttered?”

Then the tour shows an occupied, cluttered house, because a scan records what is there. Tell us any room to skip and we skip it. If the house is being staged, book us after the stager, not before.

“Will it be ready for my Saturday open house?”

Tours come back in 24–48h, so a midweek scan is comfortably live for the weekend. Weather can scrub the exterior pass — if it does, we rebook that free with your deposit intact.

What a scan is — and isn't.

We'd rather lose a booking than mis-sell one.

Accuracy is a range, not a number: ~2cm at close range, ~3cm at 20m, ~5cm at 40m.

Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. The instrument returns 200,000 points a second inside a 40–70m scan radius, with 8K panoramic colour. Excellent for tours, design reference and documentation — and still not survey-grade, because survey instruments measure in millimeters. These are tolerances inside one capture, never georeferenced positions.

No boundary or property-line work, ever.

Michigan law requires a licensed Professional Surveyor for that — we'll happily refer you to one.

Every accessible room — not unfinished attics, crawl spaces or roof planes.

Finished, walkable space is in scope: closets, the basement, the garage and a finished attic. Unfinished attics, crawl spaces and anything that needs a ladder are out, and we do not walk a roof. Tell us a room to skip and we skip it — you decide what ends up in the file.

One scan pose sees 360° around but only a 59° vertical slice.

So genuinely tall spaces — two-storey stairwells, vaulted and cathedral ceilings, high warehouse racking — need extra passes from extra positions. We plan for that. If a ceiling is out of reach we tell you before we invoice, not after you open the file.

Floor plans are a manual-trace add-on (+$85).

Traced by hand from the scan, so it is dimensionally approximate and we publish no tolerance for it — a hand trace stacks its own error on the instrument's. A reference drawing, not an architectural or survey document.

Renovation Scans are measured reference scans, not certified as-builts or construction documents.

A drone pass is a roof overview, not a certified inspection.

Weather and airspace rules apply, and it stays an interest list until our Part 107 certification is verified.

Can I put the tour in the MLS?
You get a hosted tour link, and it goes in the MLS or Zillow virtual-tour field the same way any other virtual-tour URL does. The part we will not overstate: we have not yet verified how each MLS's own embedded viewer renders that link inside its frame, particularly on a phone. If yours will not take it, we will tell you rather than leave you to find out. Do you provide a floor plan for the listing?
Only as a clearly disclaimed add-on: a +$85 manual-trace reference drawing. It is not an architectural document and it is not a survey document, and we label it that way wherever it appears. If your brokerage requires a certified drawing, we are not the source for it.
Can I scan the yard and the exterior too?
Yes, and it is much cheaper as a bundle: the Grounds Scan is $149–199 standalone · +$99 bundled with a home tour. It covers the landscape, outbuildings and site. Exterior capture depends on weather, and a weather scrub always reschedules free.
What does my seller get after closing?
Their file. The scan is theirs — hosted for $49 a year, with the first year included on Insurance Scans and up, and re-scan pricing locked at 40% off. Lapsed files are archived, never deleted. That is the line that is worth saying out loud at the listing appointment: same scan, three uses — sell the house with it now, hand it to a contractor later, or hand it to an insurance company if something happens.
Does a 3D tour sell my house faster or for more money?
We won't claim that, and we'd be careful with anyone who does — the research doesn't support it. What a tour actually does is let buyers walk every room before they ask for a showing. And after closing, the file is still yours: for the remodel, for the insurance conversation, for your own records.
How much does a 3D home scan cost in Michigan?
Flat, per-project pricing — no subscription. A Room Scan is $99–129. A Listing Scan is $229 for homes up to 2,500 sqft, plus $60 per additional 1,000 sqft. A Grounds Scan is $149–199 on its own, or +$99 bundled with a home tour. An Insurance Scan is $299–399 and a Renovation Scan is $349–499. Anything over 15,000 sqft is quoted by a human, never auto-priced. A $50 deposit holds your slot and comes off the total in full.
How fast do I get my files?
Tours come back in 24–48 hours. A Room Scan is 24 hours and a Grounds Scan is 48. Documentation and renovation work takes longer because it is checked more carefully: an Insurance Scan is 3–5 days, a Renovation Scan is 5–7 days, plus about two weeks if you add a third-party CAD pass. Commercial jobs get an owner-reviewed quote within 24 hours.
What exactly is the $50 deposit?
It holds your slot on the schedule and is credited in full to your final bill. It is not a fee and it is not an extra charge. You get one free reschedule with 24 hours' notice, and if weather scrubs the day we rebook you free with your deposit intact. No-shows and same-day cancellations forfeit the deposit.
