/ Macomb County

3D property scanning in Clinton Township.

Clinton Township is one of Michigan's largest townships by population and its housing is correspondingly mixed: 1960s and 1970s ranches through the older sections, substantial condominium and attached housing, and newer subdivisions further out, with the Clinton River threading through and the Gratiot corridor running its length.

The deposit holds your slot and is credited in full to your total.

A scan records what is there on the day it is captured. It is not an inspection and it makes no judgement about what is behind a wall or under a floor.

Clinton Township · Macomb County

Mixed stock, and a lot of finished basements.

The finished basement is the local subject worth talking about. A lot of value lives down there in this township, and Metro Detroit has had enough heavy-rain years that basement water is a familiar conversation rather than a hypothetical one. The honest, unglamorous use of a scan is to have a dated, measurable record of that finished basement — and the rest of the house — before anything happens, rather than trying to reconstruct it from phone photos afterward.

For the condo and attached-housing stock, the practical note is that we scan the unit: your interior, your space, not the common areas, unless the association is the one hiring us.

Describe the job — our AI matches you to the right scan before you pay a dime.

Describe the job. The AI routes you.

  1. 1

“Selling my ranch in Livonia.” “Gutting the kitchen.” “Need the warehouse mapped.” Type it or say it — takes about a minute, any hour.

  2. 2

    Get matched + quoted

The AI asks a couple of questions — square footage, purpose, timeline — picks your tier, and quotes it on the spot. Anyone planning construction drawings from a scan gets routed to the right tier with the limits read out loud — we'd rather lose a booking than mis-sell one.

  3. 3

Lock your slot — $50 deposit

Non-refundable, credited 100% to your job. One free reschedule with 24h notice; weather scrubs always reschedule free.

We scan. You keep the file.

A local walker captures on-site with handheld LiDAR. Tours land in 24–48 hours, and your property file is yours from day one.

Mixed-up job? Unusual property? A human calls you back within 24 hours — the AI never guesses.

Straight answers

What a scan is — and isn't.

We'd rather lose a booking than mis-sell one.

Accuracy is a range, not a number: ~2cm at close range, ~3cm at 20m, ~5cm at 40m.

Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. The instrument returns 200,000 points a second inside a 40–70m scan radius, with 8K panoramic colour. Excellent for tours, design reference and documentation — and still not survey-grade, because survey instruments measure in millimeters. These are tolerances inside one capture, never georeferenced positions.

No boundary or property-line work, ever.

Michigan law requires a licensed Professional Surveyor for that — we'll happily refer you to one.

Every accessible room — not unfinished attics, crawl spaces or roof planes.

Finished, walkable space is in scope: closets, the basement, the garage and a finished attic. Unfinished attics, crawl spaces and anything that needs a ladder are out, and we do not walk a roof. Tell us a room to skip and we skip it — you decide what ends up in the file.

One scan pose sees 360° around but only a 59° vertical slice.

So genuinely tall spaces — two-storey stairwells, vaulted and cathedral ceilings, high warehouse racking — need extra passes from extra positions. We plan for that. If a ceiling is out of reach we tell you before we invoice, not after you open the file.

Floor plans are a manual-trace add-on (+$85).

Traced by hand from the scan, so it is dimensionally approximate and we publish no tolerance for it — a hand trace stacks its own error on the instrument's. A reference drawing, not an architectural or survey document.

Renovation Scans are measured reference scans, not certified as-builts or construction documents.

BIM-capable capture is on our roadmap — join the waitlist and you'll be first to know.

A drone pass is a roof overview, not a certified inspection.

Weather and airspace rules apply, and it stays an interest list until our Part 107 certification is verified.

No sell-faster promises.

We won't claim a 3D tour sells your listing faster or for more — nobody can honestly claim that. What we deliver: buyers tour every room before booking a showing, and your file keeps working after the sale.

Questions we get

Everything people ask before they book.

Can a scan help if we ever have water in the finished basement?
It can give you a dated, measurable record of what the space looked like before — which is exactly the "before pictures" your insurer already tells you to keep, done properly. That is the Insurance Scan at $299–399, with a contents pass and timestamped chain-of-custody metadata. Two honest limits: it is documentation-grade, not survey evidence, and we cannot promise how any particular carrier will treat it. What we can say is that it is a file your adjuster and your contractor can both open.
Can you scan just our condo unit?
Yes. We scan the space you control. Common areas, hallways and shared exteriors are the association's call, not ours — if the association wants those captured, that is a separate conversation and usually a commercial quote.
How much does a 3D home scan cost in Michigan?
Flat, per-project pricing — no subscription. A Room Scan is $99–129. A Listing Scan is $229 for homes up to 2,500 sqft, plus $60 per additional 1,000 sqft. A Grounds Scan is $149–199 on its own, or +$99 bundled with a home tour. An Insurance Scan is $299–399 and a Renovation Scan is $349–499. Anything over 15,000 sqft is quoted by a human, never auto-priced. A $50 deposit holds your slot and comes off the total in full.
Is a 3D scan survey-grade?
No — and the honest version of the number is a range rather than a single figure: ~2cm at close range, ~3cm at 20m, ~5cm at 40m. Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. That is excellent for tours, design reference and documentation, and it is still not survey-grade, because true survey instruments measure in millimeters and because what we deliver is a tolerance inside one capture, not a georeferenced position. We also do no boundary or property-line work of any kind: Michigan law requires a licensed Professional Surveyor for that, and we'll refer you to one.
How fast do I get my files?
Tours come back in 24–48 hours. A Room Scan is 24 hours and a Grounds Scan is 48. Documentation and renovation work takes longer because it is checked more carefully: an Insurance Scan is 3–5 days, a Renovation Scan is 5–7 days, plus about two weeks if you add a third-party CAD pass. Commercial jobs get an owner-reviewed quote within 24 hours.
What exactly is the $50 deposit?
It holds your slot on the schedule and is credited in full to your final bill. It is not a fee and it is not an extra charge. You get one free reschedule with 24 hours' notice, and if weather scrubs the day we rebook you free with your deposit intact. No-shows and same-day cancellations forfeit the deposit.
