/ Oakland County
3D property tours in Royal Oak.
Royal Oak is a city of small, well-built, pre-war houses on narrow lots. Bungalows and Tudors from the twenties and thirties, postwar ranches further out, and a dense walkable downtown that is a large part of why people buy here.
Booking opens January 2027. Email us and we will tell you the day the calendar goes live — there is nothing to pay now and nothing to sign up for.
Narrow lots and alley garages: if street parking on your block is tight, say so when you book and we will schedule around it rather than circling.
A mobile service. We come to you, anywhere in Oakland, Macomb and Wayne counties.

Royal Oak · Oakland County
Small houses that photograph badly.
The compact Royal Oak house is the one that benefits most from letting buyers walk it first. A 1,300 sq ft bungalow photographs as five disconnected rooms — the gallery cannot show that the dining room opens to the kitchen, or that the stairs come up into the middle of the second floor. A tour shows how it actually flows, and the floor plan sketch shows the shape in one glance.
The arithmetic is simple at this size, too: nearly every Royal Oak house sits inside the base square footage, so the price is the base price.
What it's good for here
Start here.
Listing a bungalow or a Tudor
$179 base ≤2,500 sq ft · +$40 per additional 1,000 sq ft, and most Royal Oak houses sit comfortably inside the base square footage.
A house whose layout is the selling point
The sketch is included and it is the part people look at twice — it shows the shape of a small house in a way no photograph of a small house can.
A finished basement or attic
Walked as part of the same continuous pass if it is finished and accessible, and it counts toward the square footage in the price.
The service
One camera.One price.One visit.
There is one thing to buy, and this is it. The square footage sets the price and nothing else does — no tiers to compare, no bundle, and nothing that costs more at the end than it did at the start.

Tour + Floor Plan Sketch
Every accessible room shot with a 360° camera and published as a 3D tour you link from the MLS, with an interactive floor plan sketch and the original photos.
A photographic walkthrough, not a measurement. The sketch is drawn from the tour and is approximate — do not order materials, price construction or state square footage from it. The tour is published on a third-party platform, so we do not control how long a published tour stays live; the original photos we send you are your own copy.

Measured Floor Plan
A measured schematic floor plan of the home, produced on a separate platform from a second capture during the same visit.
A different artifact from the sketch above, and the distinction matters at invoice time: the sketch is drawn from the tour and is approximate, this one is measured. It is not a survey, not an architectural drawing and not a legal statement of area. We turn the platform on only when a plan has been ordered and paid for, so the price is settled with you in writing first.
Not bookable online, and not included in the tour price. Ask and we will quote it.

Five steps, and one of them is yours.
- 1
Pick a slot
Online, when booking opens in January 2027. You tell us the address and the square footage; the square footage is the only thing that moves the price.
- 2
Sign the consent
The owner or seller signs it online. If anyone other than the owner lives there, the tenant signs their own — no signature, no shoot, and a full automatic refund. We do not photograph the inside of somebody's home without their name on it.
- 3
Pay for it
Paid in full at booking. One flat price for the property, settled before the visit, so there is no invoice afterwards and nothing is held back from you at the end.

We shoot the house
One walk-through with an Insta360 X5 360° camera on a monopod, through every accessible room. Tell us a room to skip and we skip it — you decide what ends up in the tour.

You get the link
The tour link, the floor plan sketch, and a download of the original photographs. The link is unbranded, so you or your agent can paste it anywhere a virtual tour goes.

Straight answers
What a tour is — and isn't.
We'd rather lose a booking than mis-sell one.
A 360° tour is a photograph, not a measurement.
We carry a camera, not a laser instrument, so there is no tolerance for us to publish and we publish none. The floor plan sketch is drawn from the tour: it is useful for showing how a house is laid out and it is not reliable for ordering materials, pricing construction or stating square footage. If you need dimensions you can act on, you need a measured plan, and that is a separate product we quote in writing.
No boundary or property-line work, ever.
Michigan law requires a licensed Professional Surveyor for that. We do not do it at any price, and we will happily refer you to someone who does.
Every accessible room — not unfinished attics, crawl spaces or roof planes.
Finished, walkable space is in scope: closets, the basement, the garage and a finished attic. Unfinished attics, crawl spaces and anything that needs a ladder are out, and we do not walk a roof. Tell us a room to skip and we skip it — you decide what ends up in the tour.
Not an inspection of anything.
A tour is a record of what a room looked like on the day. It is not a roof, structural, mould, electrical or code opinion, and nobody should treat it as one. We are not licensed to give any of those and we will not imply otherwise.
The tour is published on a platform we do not own.
Hosting it there is what makes it free and unbranded, and that is a real advantage — but it also means the terms are not ours to promise. We do not tell you how long a published tour stays live, and we hand over the original photographs separately so you are not holding a listing that lives only on somebody else's account.
No sell-faster promises.
We won't claim a 3D tour sells your listing faster or for more money — the largest study of it found no price effect across tens of thousands of sales, and we would be careful with any vendor who quotes you a percentage. What we will stand behind: buyers walk every room before they ask for a showing.
Booking opens in January 2027.
Until then there is nothing to pay, no slot to hold and no form here that takes your money. If you want to be told the day the calendar goes live, email us and we will tell you. That is the entire offer on this page today.
Questions we get
Everything people ask before they book.
- Is a small Royal Oak house cheaper to shoot?
- It is the base price rather than a cheaper one. The base covers a home up to 2,500 sq ft at $179, so a typical 1,200–1,800 sq ft bungalow pays the base with no square-footage step at all. There is no smaller or single-room option — there is one product.
- We're renovating. Can our architect work from this?
- No, and please do not let them try. We carry a 360° camera, not a laser instrument — the tour is photographs and the sketch is drawn from them, so there is no tolerance published for either and nothing here should be used to price construction. What an architect needs is a measured plan, and Measured Floor Plan is a separate product we quote in writing.
- How much does a 3D home tour cost in Michigan?
- Flat, per-project pricing with no subscription. $179 for a home up to 2,500 sq ft, +$40 per additional 1,000 sq ft above that. It is $159 when the listing agent books and pays directly, and $99 for the first 3–5 paid jobs while we build a sample set we are allowed to show. Paid in full at booking. The square footage is the only thing that changes the number.
- Can I measure from the tour or the floor plan sketch?
- No, and this is the answer we would rather give you now than at invoice time. We carry a 360° camera, not a laser instrument: the tour is a set of photographs and the sketch is drawn from them, so neither carries a tolerance and we publish none. Use it to show how the house is laid out. Do not use it to order materials, price construction or state square footage. If you need dimensions you can act on, ask us about a measured floor plan instead.
- Does a 3D tour sell my house faster or for more money?
- We won't claim that, and we'd be careful with anyone who does — the largest study of it, covering tens of thousands of sales, found no price effect. What a tour actually does is let buyers walk every room before they ask for a showing, which changes who turns up rather than what the house fetches.
- When can I book?
- January 2027. The calendar is not open yet, nothing on this site takes a payment, and we are not holding slots. Email us and we will tell you the day it goes live.
