/ Oakland County

3D property scanning in Birmingham.

Birmingham is two housing markets on the same street. On one side of the block there is a 1920s Tudor or Colonial Revival near Quarton Lake — plaster, leaded glass, a finished third floor, a detached garage off the alley. On the other there is a new build on the footprint of a house that came down two years ago. We scan both, and the scan is more useful on the old one, because nobody has drawings for it.

The deposit holds your slot and is credited in full to your total.

Older Birmingham houses run deeper than their footprint suggests — third floors, back stairs, and finished basements all count toward square footage, so give us the real number in the intake and the quote lands right the first time.

Birmingham · Oakland County

Two eras on the same block.

That is the practical reason to book here rather than the marketing one. If you are listing, you get a hosted tour buyers can walk before they ask for a showing. If you are one of the many Birmingham owners weighing a gut renovation against a rebuild, you get a measured record of what is actually there — room by room, ceiling heights and all — before an architect starts guessing at a house that was framed a century ago.

We come to you. Downtown Birmingham parking being what it is, tell us in the intake if the driveway is short or shared and we will plan the visit around it.

Describe the job — our AI matches you to the right scan before you pay a dime.

Describe the job. The AI routes you.

  1. 1

“Selling my ranch in Livonia.” “Gutting the kitchen.” “Need the warehouse mapped.” Type it or say it — takes about a minute, any hour.

  2. 2

    Get matched + quoted

The AI asks a couple of questions — square footage, purpose, timeline — picks your tier, and quotes it on the spot. Anyone planning construction drawings from a scan gets routed to the right tier with the limits read out loud — we'd rather lose a booking than mis-sell one.

  3. 3

Lock your slot — $50 deposit

Non-refundable, credited 100% to your job. One free reschedule with 24h notice; weather scrubs always reschedule free.

  4. 4

We scan. You keep the file.

A local walker captures on-site with handheld LiDAR. Tours land in 24–48 hours, and your property file is yours from day one.

Mixed-up job? Unusual property? A human calls you back within 24 hours — the AI never guesses.

Straight answers

What a scan is — and isn't.

We'd rather lose a booking than mis-sell one.

Accuracy is a range, not a number: ~2cm at close range, ~3cm at 20m, ~5cm at 40m.

Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. The instrument returns 200,000 points a second inside a 40–70m scan radius, with 8K panoramic colour. Excellent for tours, design reference and documentation — and still not survey-grade, because survey instruments measure in millimeters. These are tolerances inside one capture, never georeferenced positions.

No boundary or property-line work, ever.

Michigan law requires a licensed Professional Surveyor for that — we'll happily refer you to one.

Every accessible room — not unfinished attics, crawl spaces or roof planes.

Finished, walkable space is in scope: closets, the basement, the garage and a finished attic. Unfinished attics, crawl spaces and anything that needs a ladder are out, and we do not walk a roof. Tell us a room to skip and we skip it — you decide what ends up in the file.

One scan pose sees 360° around but only a 59° vertical slice.

So genuinely tall spaces — two-storey stairwells, vaulted and cathedral ceilings, high warehouse racking — need extra passes from extra positions. We plan for that. If a ceiling is out of reach we tell you before we invoice, not after you open the file.

Floor plans are a manual-trace add-on (+$85).

Traced by hand from the scan, so it is dimensionally approximate and we publish no tolerance for it — a hand trace stacks its own error on the instrument's. A reference drawing, not an architectural or survey document.

Renovation Scans are measured reference scans, not certified as-builts or construction documents.

BIM-capable capture is on our roadmap — join the waitlist and you'll be first to know.

A drone pass is a roof overview, not a certified inspection.

Weather and airspace rules apply, and it stays an interest list until our Part 107 certification is verified.

No sell-faster promises.

We won't claim a 3D tour sells your listing faster or for more — nobody can honestly claim that. What we deliver: buyers tour every room before booking a showing, and your file keeps working after the sale.

Questions we get

Everything people ask before they book.

How much does it cost to scan a large Birmingham home?
The Listing Scan is $229 base ≤2,500 sqft · +$60 per additional 1,000 sqft. A 3,800 sqft Birmingham house is two steps over the base, so you would be quoted the base plus two increments — the AI intake does that arithmetic before you pay anything, and nothing is auto-priced above 15,000 sqft.
Can you scan a 1920s house with a finished third floor and a detached garage?
Yes, and that is the sort of property where a scan earns its keep. We walk every level, including back stairs and the third floor, and the detached garage or coach house is captured too. If you want the yard and the exterior of the outbuildings as part of the record, add the Grounds Scan — it is cheaper bundled with a home tour than booked on its own.
How much does a 3D home scan cost in Michigan?
Flat, per-project pricing — no subscription. A Room Scan is $99–129. A Listing Scan is $229 for homes up to 2,500 sqft, plus $60 per additional 1,000 sqft. A Grounds Scan is $149–199 on its own, or +$99 bundled with a home tour. An Insurance Scan is $299–399 and a Renovation Scan is $349–499. Anything over 15,000 sqft is quoted by a human, never auto-priced. A $50 deposit holds your slot and comes off the total in full.
Is a 3D scan survey-grade?
No — and the honest version of the number is a range rather than a single figure: ~2cm at close range, ~3cm at 20m, ~5cm at 40m. Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. That is excellent for tours, design reference and documentation, and it is still not survey-grade, because true survey instruments measure in millimeters and because what we deliver is a tolerance inside one capture, not a georeferenced position. We also do no boundary or property-line work of any kind: Michigan law requires a licensed Professional Surveyor for that, and we'll refer you to one.
How fast do I get my files?
Tours come back in 24–48 hours. A Room Scan is 24 hours and a Grounds Scan is 48. Documentation and renovation work takes longer because it is checked more carefully: an Insurance Scan is 3–5 days, a Renovation Scan is 5–7 days, plus about two weeks if you add a third-party CAD pass. Commercial jobs get an owner-reviewed quote within 24 hours.
What exactly is the $50 deposit?
It holds your slot on the schedule and is credited in full to your final bill. It is not a fee and it is not an extra charge. You get one free reschedule with 24 hours' notice, and if weather scrubs the day we rebook you free with your deposit intact. No-shows and same-day cancellations forfeit the deposit.
