/ Oakland County
3D property scanning in Berkley.
Berkley is small, tidy and almost entirely postwar: 1940s and 1950s bungalows and ranches on tight lots, with a business district along Twelve Mile. It is also addition country. Houses here get second stories, rear bump-outs and dormers at a steady clip, because the lots do not allow much else and the neighbourhood is worth staying in.
The deposit holds your slot and is credited in full to your total.
Additions and pop-ups: a scan captures what is there today. If demolition has already started, tell us — we will advise whether to capture now, after demo, or both.

Berkley · Oakland County
Addition country.
For those projects the useful deliverable is not a pretty tour — it is a measured reference your architect can work from without three trips back with a tape. A 1950s house is rarely square, ceiling heights vary between the original build and whatever was done in 1978, and a point cloud captures all of that honestly in one visit.
If you are listing instead, the small-house arithmetic is simple: nearly every Berkley home sits inside the base square footage, so the price is the base price.

Straight answers
What a scan is — and isn't.
We'd rather lose a booking than mis-sell one.
Accuracy is a range, not a number: ~2cm at close range, ~3cm at 20m, ~5cm at 40m.
Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. The instrument returns 200,000 points a second inside a 40–70m scan radius, with 8K panoramic colour. Excellent for tours, design reference and documentation — and still not survey-grade, because survey instruments measure in millimeters. These are tolerances inside one capture, never georeferenced positions.
No boundary or property-line work, ever.
Michigan law requires a licensed Professional Surveyor for that — we'll happily refer you to one.
Every accessible room — not unfinished attics, crawl spaces or roof planes.
Finished, walkable space is in scope: closets, the basement, the garage and a finished attic. Unfinished attics, crawl spaces and anything that needs a ladder are out, and we do not walk a roof. Tell us a room to skip and we skip it — you decide what ends up in the file.
One scan pose sees 360° around but only a 59° vertical slice.
So genuinely tall spaces — two-storey stairwells, vaulted and cathedral ceilings, high warehouse racking — need extra passes from extra positions. We plan for that. If a ceiling is out of reach we tell you before we invoice, not after you open the file.
Floor plans are a manual-trace add-on (+$85).
Traced by hand from the scan, so it is dimensionally approximate and we publish no tolerance for it — a hand trace stacks its own error on the instrument's. A reference drawing, not an architectural or survey document.
Renovation Scans are measured reference scans, not certified as-builts or construction documents.
BIM-capable capture is on our roadmap — join the waitlist and you'll be first to know.
A drone pass is a roof overview, not a certified inspection.
Weather and airspace rules apply, and it stays an interest list until our Part 107 certification is verified.
No sell-faster promises.
We won't claim a 3D tour sells your listing faster or for more — nobody can honestly claim that. What we deliver: buyers tour every room before booking a showing, and your file keeps working after the sale.
Questions we get
Everything people ask before they book.
- We're putting a second story on our Berkley bungalow. What should we book?
- The Renovation Scan at $349–499 (+ third-party CAD pass-through at cost +15%). You get a point cloud of the house as it stands, measured to ~2cm at close range, which your architect measures from. Say this to them plainly: it is a measured reference of existing conditions, not a certified as-built and not a construction document. There is a 25% credit on a re-scan, which people use after demolition opens the walls up.
- How long does a small Berkley house take to scan?
- A home under 2,500 sqft is usually about an hour on site. Bigger properties take longer — figure another 15–20 minutes for every additional 1,000 sqft, plus a battery change on site. We tell you which band you are in when we quote, not when we arrive. We send a short prep checklist first — lights on, blinds open, pets secured — because the capture goes faster and cleaner when the house is ready.
- How much does a 3D home scan cost in Michigan?
- Flat, per-project pricing — no subscription. A Room Scan is $99–129. A Listing Scan is $229 for homes up to 2,500 sqft, plus $60 per additional 1,000 sqft. A Grounds Scan is $149–199 on its own, or +$99 bundled with a home tour. An Insurance Scan is $299–399 and a Renovation Scan is $349–499. Anything over 15,000 sqft is quoted by a human, never auto-priced. A $50 deposit holds your slot and comes off the total in full.
- Is a 3D scan survey-grade?
- No — and the honest version of the number is a range rather than a single figure: ~2cm at close range, ~3cm at 20m, ~5cm at 40m. Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. That is excellent for tours, design reference and documentation, and it is still not survey-grade, because true survey instruments measure in millimeters and because what we deliver is a tolerance inside one capture, not a georeferenced position. We also do no boundary or property-line work of any kind: Michigan law requires a licensed Professional Surveyor for that, and we'll refer you to one.
- How fast do I get my files?
- Tours come back in 24–48 hours. A Room Scan is 24 hours and a Grounds Scan is 48. Documentation and renovation work takes longer because it is checked more carefully: an Insurance Scan is 3–5 days, a Renovation Scan is 5–7 days, plus about two weeks if you add a third-party CAD pass. Commercial jobs get an owner-reviewed quote within 24 hours.
- What exactly is the $50 deposit?
- It holds your slot on the schedule and is credited in full to your final bill. It is not a fee and it is not an extra charge. You get one free reschedule with 24 hours' notice, and if weather scrubs the day we rebook you free with your deposit intact. No-shows and same-day cancellations forfeit the deposit.
