A Renovation Scan replaces that first trip with a capture. One visit produces a point cloud of the existing conditions in PLY or OBJ, measured to ~2cm at close range, and your designer measures from the cloud instead of from a sketch — including the parts of an old house that are out of square, the ceiling that steps down where the 1978 addition met the original, and the mechanical chase nobody wrote down.
Read the limits before you build a workflow on it, because we would rather you not use this than misuse it. It is a measured reference of existing conditions. It is not a certified as-built, it is not survey-grade, and it is not a construction document. We do not produce native Revit or BIM; if you need a CAD deliverable we can arrange a third-party pass at cost +15%, and BIM-capable capture is on our roadmap rather than in our price list.

“Is it survey-grade?”
No, and the number is a range rather than one figure: ~2cm at close range, ~3cm at 20m, ~5cm at 40m. Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. Inside a house you are at the tight end. That is good for design reference, takeoff sanity checks and coordination; it is not survey work, because survey instruments measure in millimetres and because a tolerance inside a capture is not a georeferenced position. We also do no boundary or property-line work of any kind — that is a licensed Professional Surveyor's job under Michigan law and we will refer you to one.
“Can my architect draw construction documents from it?”
They can use it as a measured reference for existing conditions, which is how it should be described in their own documentation. It is not a certified as-built and it is not a construction document. The distinction carries liability weight in the AEC world and we are not going to blur it to close a booking.
“We work in Revit.”
Then this is a partial fit today, honestly. We deliver point clouds (PLY/OBJ) and the hosted viewer, not native Revit or BIM. A third-party CAD pass can be arranged at cost +15%, which adds roughly two weeks. BIM-capable capture is a roadmap item and you can join the waitlist on any quote.
“What about after demolition?”
Often the more valuable scan, once the walls are open and the framing and mechanicals are visible. That is why a re-scan carries a 25% credit — capture the space now, capture it again after demo, and compare.
“Can I bill it to the client?”
Pricing is flat per project so it lines up cleanly as a project cost: the Renovation Scan is $349–499 (+ third-party CAD pass-through at cost +15%), back in 5–7 days (+~2wk if CAD). Book it yourself or send us to the homeowner — whoever books it owns the file.
“How do you handle glass, mirrors and tall spaces?”
Carefully, and imperfectly. Glazing can read as an opening and a mirror can read as a room that does not exist — that is true of handheld capture generally. We manage it with technique, we QA before delivery, and where something did not resolve we tell you. If a space worries you, book a single Room Scan on it first.

Accuracy is a range, not a number: ~2cm at close range, ~3cm at 20m, ~5cm at 40m.
Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. The instrument returns 200,000 points a second inside a 40–70m scan radius, with 8K panoramic colour. Excellent for tours, design reference and documentation — and still not survey-grade, because survey instruments measure in millimeters. These are tolerances inside one capture, never georeferenced positions.
No boundary or property-line work, ever.
Michigan law requires a licensed Professional Surveyor for that — we'll happily refer you to one.
Every accessible room — not unfinished attics, crawl spaces or roof planes.
Finished, walkable space is in scope: closets, the basement, the garage and a finished attic. Unfinished attics, crawl spaces and anything that needs a ladder are out, and we do not walk a roof. Tell us a room to skip and we skip it — you decide what ends up in the file.
One scan pose sees 360° around but only a 59° vertical slice.
So genuinely tall spaces — two-storey stairwells, vaulted and cathedral ceilings, high warehouse racking — need extra passes from extra positions. We plan for that. If a ceiling is out of reach we tell you before we invoice, not after you open the file.
Floor plans are a manual-trace add-on (+$85).
Traced by hand from the scan, so it is dimensionally approximate and we publish no tolerance for it — a hand trace stacks its own error on the instrument's. A reference drawing, not an architectural or survey document.
Renovation Scans are measured reference scans, not certified as-builts or construction documents.

- Do you produce a floor plan we can work from?
- Only as a disclaimed +$85 manual-trace reference drawing, and we would rather your designer worked from the cloud. The traced plan is not an architectural document and not a survey document, and it is labelled that way everywhere it appears.

- Tours come back in 24–48 hours. A Room Scan is 24 hours and a Grounds Scan is 48. Documentation and renovation work takes longer because it is checked more carefully: an Insurance Scan is 3–5 days, a Renovation Scan is 5–7 days, plus about two weeks if you add a third-party CAD pass. Commercial jobs get an owner-reviewed quote within 24 hours.
- What exactly is the $50 deposit?
- It holds your slot on the schedule and is credited in full to your final bill. It is not a fee and it is not an extra charge. You get one free reschedule with 24 hours' notice, and if weather scrubs the day we rebook you free with your deposit intact. No-shows and same-day cancellations forfeit the deposit.
