Residential scanning is per project; a building is priced per square foot — Custom: $0.08–0.12/sqft, $499 min — and every job over 15,000 sqft is quoted by a person rather than a form. That rule exists to protect both sides: a form does not know that your warehouse has loaded racking to twenty-eight feet, or that the only access window is between second and third shift.
The deposit holds your slot and is credited in full to your total.
Tell us three things and most of the quote writes itself: total square footage, number of floors or bays, and the access window. Occupied space usually scans best outside operating hours.

The useful outputs are the ordinary ones. A floor plate somebody can measure from without sending a person out with a laser. A record of a space before a tenant improvement, or after one. A capture of equipment and mechanical layout for coordination. A leasing tour of a suite that a prospect can walk from another state.
The limits are the same as everywhere else on this site, and they matter more at this scale — which is why the accuracy figure has to be read as a ladder rather than a single number: ~2cm at close range, ~3cm at 20m, ~5cm at 40m. A warehouse bay is 20–40m column to column, so a building span sits at the loose end, not the tight one, and a 40-ft racking aisle is a ~5cm at 40m proposition rather than a ~2cm at close range one. That is design and documentation reference, not survey work — no boundary work, no as-built certification, no BIM deliverable today. If your project genuinely needs millimetre tolerances or a stamped drawing, we will tell you that on the call instead of after the invoice.

“Do you carry insurance? We need a COI.”
Ask us before you book and we will answer in writing. We will not claim coverage we cannot document — no badge, no line of copy, nothing implied. If a certificate is a hard requirement for site access, get the answer from us first rather than assuming it.
“Can you work around our operation?”
Usually, and it is the normal case rather than the exception. Occupied space scans best outside operating hours. Tell us the access window, whether an escort or a badge is needed, and any area that is off limits.
“Can you deliver a BIM model?”
Not today. We deliver point clouds and a hosted viewer. A third-party CAD pass can be arranged at cost +15%, adding roughly two weeks. BIM-capable capture is on the roadmap, not in the price list, and we would rather say that than sell you a maybe.
“Is this survey-grade or an as-built?”
Neither, and at your scale the honest figure is the ladder: ~2cm at close range, ~3cm at 20m, ~5cm at 40m. Design and documentation reference, at the loose end of that ladder for anything measured across a bay. We do no boundary work, we certify nothing, and we do not market existing-conditions capture as an as-built. If your project needs a stamped drawing, it needs a licensed professional and we will say so.
“How big is your team?”

What a scan is — and isn't.

Accuracy is a range, not a number: ~2cm at close range, ~3cm at 20m, ~5cm at 40m.
Interiors sit at the tight end, because residential sight-lines are short; big exteriors and long commercial spans sit at the loose end. The instrument returns 200,000 points a second inside a 40–70m scan radius, with 8K panoramic colour. Excellent for tours, design reference and documentation — and still not survey-grade, because survey instruments measure in millimeters. These are tolerances inside one capture, never georeferenced positions.
No boundary or property-line work, ever.
Michigan law requires a licensed Professional Surveyor for that — we'll happily refer you to one.
Every accessible room — not unfinished attics, crawl spaces or roof planes.
Finished, walkable space is in scope: closets, the basement, the garage and a finished attic. Unfinished attics, crawl spaces and anything that needs a ladder are out, and we do not walk a roof. Tell us a room to skip and we skip it — you decide what ends up in the file.
One scan pose sees 360° around but only a 59° vertical slice.
So genuinely tall spaces — two-storey stairwells, vaulted and cathedral ceilings, high warehouse racking — need extra passes from extra positions. We plan for that. If a ceiling is out of reach we tell you before we invoice, not after you open the file.
Floor plans are a manual-trace add-on (+$85).
Traced by hand from the scan, so it is dimensionally approximate and we publish no tolerance for it — a hand trace stacks its own error on the instrument's. A reference drawing, not an architectural or survey document.
Renovation Scans are measured reference scans, not certified as-builts or construction documents.

- Can you scan a warehouse with loaded racking?
- Yes, with two caveats worth stating. A scan records what is visible on the day, so loaded racking documents the racking rather than the wall behind it — if the point of the capture is the structure, tell us and we will advise on timing, because an empty or partially cleared bay produces a materially better file. And a single scan pose sees 360° around but only a 59° vertical slice, so high racking and ceiling-mounted equipment need extra passes from extra positions. We plan those in; where a ceiling is genuinely out of reach we say so before invoicing.
- Can you scan multiple buildings or a phased programme?
- That needs a conversation rather than a form, and we would rather have it before you commit. We are a new, founder-operated service — for a multi-site programme we will tell you honestly what we can schedule and what we cannot.
- Do you scan the site and grounds as well as the building?
- Yes — the Grounds Scan covers the exterior, site and structures at $149–199 standalone · +$99 bundled with a home tour, and it bundles more cheaply with a building capture. Aerial coverage sits on an interest list until our Part 107 certification is verified: no aerial price is bookable and no money is taken.
- Is a 3D scan survey-grade?
- No — and the honest version of the number is a range rather than a single figure: ~2cm at close range, ~3cm at 20m, ~5cm at 40m. - How fast do I get my files?
- Tours come back in 24–48 hours. A Room Scan is 24 hours and a Grounds Scan is 48. Documentation and renovation work takes longer because it is checked more carefully: an Insurance Scan is 3–5 days, a Renovation Scan is 5–7 days, plus about two weeks if you add a third-party CAD pass. Commercial jobs get an owner-reviewed quote within 24 hours.
- What exactly is the $50 deposit?
- It holds your slot on the schedule and is credited in full to your final bill. It is not a fee and it is not an extra charge. You get one free reschedule with 24 hours' notice, and if weather scrubs the day we rebook you free with your deposit intact. No-shows and same-day cancellations forfeit the deposit.
